UUMMMMM....Haven't we been down this path before???

shark  I HAVE BEEN WATCHING THE "WAFFLING" THAT HAS BEEN TAKING PLACE...

regarding the $8,000. FTHB Tax Credit and I must say that I am seeing some shear stupidity beginning to surface.  I am no philosopher, but I have been through enough real estate and economic cycles to know a storm brewing when I see one.  First we need to understand the basic premise that "nothing is FREE!" and that if it looks to good to be true, it probably is.

SO LET'S TAKE A LOOK AT THIS $8,000. TAX CREDIT THINGY...

First it's FREE, then it's a loan, then it's FREE, then it's part of a stimulus package...okay...I am starting to get dizzy here...I feel like I am watching a really pathetic tennis match!  So we are all on the same page...it is $8,000. and it is FREE...well sort of...then comes the NAR Mid Year Meeting in Washington DC where Shaun Donovan tells hundreds of hungry REALTORS who have their thumbs on their iPhones ready to "Tweet" at a moments notice that the $8,000. can be the buyer's down payment.  Now, you would have to be a complete idiot to not know that dropping knowledge of that magnitude would not be like the shot heard round the world...or in this case the "Tweet" heard round the world!

Within minutes of the announcement Facebook was full of links and updates about REALTORS hitting the streets to find every first time homebuyer they could get their hands on to do a no money down home purchase.  Even Active Rain got in on the action where several bloggers went after the bone and started touting the brilliance of this plan.  Thank goodness for the patience and skepticism of others who stayed on the fence until the smoke cleared and started putting out the facts behind the FREE money.  Low and behold the next day the HUD website pulls the letter on this glorious lifeboat and we are back to life as usual...except...what about all those agents out there filling their cars up with FTHB's and writing contracts based on misinformation about the Feds giving their buyers cash for closing??

Yikes!  This is starting to look a little bit like a Road Runner vs. Wiley Coyote show!  So the next step...now it requires a bridge loan against the Tax Credit and not many people had really thought through where all this cash was going to come from...the money printing factory down by Willie Wonka's Chocolate Factory perhaps??  The next thing I hear is that only ten states have the means to figure out how to make this bird fly...kind of scary.  I had agents in my market putting notices out on their marquees in front of their offices about how they could get your $8,000. for you before closing!  Sign me up!  NOT!!!  The the latest...I am hearing rumblings that the who mess is off the table...not sure how accurate this is but it seems like a good idea since HUD and NAR seemed to have jumped the gun on how to carry this grand scheme out.

HEY LET'S JUMP OFF A CLIFF AND BUILD OUR WINGS ON THE WAY DOWN!!!

Last night I am reading online that they are talking about blowing off the whole $8,000. downpayment deal and when the Tax Credit deadline comes at the end of the year, they will maybe come out with a nothing down FHA program.  Are they serious???  What happen to "Save up for a home?"  I understand about stimulating the economy with home sales, but I am not sure that going down the same path that we have been crashing and burning down all along is really a brilliant solution.  Isn't a large part of our problem that we overfinanced homeowners and gave mortgages to people who could do no more than fog a mirror???  I feel like we are just involving ourselves in knee jerk reactions without true thought and logic behind the decisions being made.

I AM NOT GOING TO PROCLAIM TO HAVE ALL THE ANSWERS...

because heaven knows I don't.  But I am smart enough to know that if you toss something out on the table as a reaction, chances are it will not work well.  We hear it said all the time "Be pro active not re active!"  I think that too much of the rescuing that is going on currently is reactionary and there is very little foresight going on about the long term effects of the current actions being taken.  Until the final verdict comes out on the whole $8k mess...I am going to continue to do my business according to my plan which doesn't hinge on waiting for the government to fix the problem.
