Canyon Lake Waterfront Market Report for January 2010

 

The new year and 2010 are finding our market more active than in the previous year, however, waterfront homes on Canyon Lake are still not what would be considered a hot market.  It is still imperative to price correctly because there is a 14.25 month supply of waterfront homes on the market, which is down from 21 months, but still offers a lot of competition.  The following data was taken from the Central Texas MLS.

ACTIVE RESIDENTIAL WATERFRONT LISTINGS

There are 37 active residential waterfront listings on Canyon Lake ranging in price from $239,937. to $1,295,000. with an average listing price of $528,881. and a median listing price of $449,000.  The price per square foot ranges from $82.12 to $384.57 per foot with an average price per square foot of $210.32.  The average Days On Market (DOM) is 152 days and the median is 131 days.

PENDING RESIDENTIAL WATERFRONT LISTINGS

There are 2 residential waterfront home listings in pending status for the month of January 2010.  The listing price ranges from $359,900. to $599,000. with an average and median listing price of $479,000.  The price per square foot ranges from $170.63 to $215.93 with an average of $193.28 per foot.  The average DOM for these listings is 117 to 559 days with an average of 338 days.

SOLD RESIDENTIAL WATERFRONT LISTINGS

There were no sold residential waterfront listings during January 2010.

In the fall of 2009, my son and I attended the Annual Air Show at Randolph AFB.  Jordan wants to be an Air Force pilot, so this opportunity was a real treat for him.  Being a photography nut, I had plenty to shoot throughout the day.  This was the C-5 cargo plane that greeted us at the front gate...we had a fabulous day and got to meet the crews of each plane we toured.

Land sales were down this year in Comal County with only 21% of land listings selling.  Comal County is one of the more rapidly growing counties in Texas, land is still affordable and remains a good investment.  It is not a turn and burn investment market and purchasers of land for investment should not expect to resell it in a couple of years and double their money, because while the land market is decent, it does not have the gross appreciation that some other markets experience which is a good thing over the long haul.  But there is plenty of land to choose from whether you are interested in a little residential lot or a ranch, there is something for everyone in Comal County Texas.  The following market statistics were taken from the Central Texas MLS for the period of 01/01/09 to 12/31/09.

ACTIVE LAND LISTINGS

There are 1,600 land listings in Comal County Texas with a listing price range of $2,100. to $9,844,050. with an average listing price of $137,331. and a median listing price of $64,900.  The Days On Market (DOM) range from 1 to 2,107 with an average DOM of 337 and a median DOM of 253 days.

UNDER CONTRACT LAND LISTINGS

There are 46 land listings under contract in Comal County Texas with a listing price range of $4,000. to $2,004,750. the average listing price is $106,647. and the median listing price is $47,950.  The DOM ranges from 61 to 2,016 with an average DOM of 532 days and a median DOM of 357 days.

SOLD LAND LISTINGS

In 2009 there were 328 land listings that SOLD in Comal County Texas with a listing price range of $900. to $670,000. an average listing price of $72,828. and a median listing price of $49,000.  The sold prices ranged from $900. to $650,000. with an average sales price of $64,503. and a median sales price of $43,250.  The DOM ranged from 10 days to 2,125 days with an average DOM of 268 days and a median DOM of 180 days.  The list price to sold price ratio was 86%.

It is important to realize if you are an owner of land in Comal County and you are thinking about selling or trying to sell that pricing is key.  Positioning your property correctly in today's market is critical to your success in getting a sale in a reasonable amount of time.  There are several bank owned/foreclosure properties on the market competing with you and oftentimes the pricing and negotiating power that the bank has over an individual property owner can be dramatic.  This increases your competition for a sale.  If you do not have to sell, now is not the time to be on the market "testing the waters" because most consumers are watching the news and shopping for a deal.  If you must sell, it is imperative that you price carefully to make your property stand out among the crowd.  It is important to note that taking into consideration a certain land type, size, location and price, there can be 20, 30 or more competing listings that potential buyers are looking at and comparing to yours.

The end of 2009 has come and gone and it has been a different year for waterfront homes on Canyon Lake Texas.  We are seeing longer days on market for properties that are not properly priced, we are seeing less sales in part because of the lack of second home market activity and because of the nearly impossible to get Jumbo financing.  The inventory is down slightly in the last month of the year and going into 2010 we are starting to see signs that the Jumbo loan market may be loosening up.  Consumer confidence drives the second home market and with a great number of second home buyers coming from adversely affected real estate and financial  markets, Canyon Lake Texas waterfront home sales may continue to be slow in the coming year.  Market statistics provided from the Central Texas MLS and pertain to homes only and not land.

ACTIVE LISTINGS

There are 36 active listings with a listing price range of $130,000. to $1,295,000.  The average listing price is $549,442. and the median listing price is $450,000. which a price per square foot range of $61.71 to $441.83 the average price per foot is $222.01 and the median price per foot is $214.50.  The average Days On Market (DOM) range is 15 to 716 days which an average DOM of 192 days and a median DOM of 150 days.

UNDER CONTRACT LISTINGS

There is 1 waterfront listing at Canyon Lake Texas that is currently under contract.  It has a listing price of $599,000. a price per square foot of $215.93 and DOM of 83 days.

SOLD LISTINGS

There were NO SOLD waterfront home listings at Canyon Lake Texas in this reporting period.

Some people have joined Active Rain thinking that they will automatically get business without blogging-(When that happens,please let me know). They have no only written any blogs but they also don't make comments on other peoples blog as well-YOU NEWBIES! LOL.

Anyway these "Active Rain top newcomers"not only joined Active Rain,but they made an impact as well. They became a major voice to be heard on this great online real estate networking site which is now the number one Real Estate Online Networking site. They are probably one of the go to experts in their community and farming neighborhoods by the great blogs they have written. Some if not most of these newcomers had some of their blogs Featured - which I think is very impressive.

To make this list you must have two things.

  • One either you joined and/or wrote your first blog here on Active Rain anytime in 2009.
  • And you also need at least 100,000 blogging points. 100,000 blogging points to me shows that you are a very dedicated blogger who takes blogging very seriously.

Some of the people who are on this list have only been members of Active Rain for six months or less-Unbelievable. And to my Active Rain peeps out in Florida,Texas,California-KEEP BLOGGING. You people blog man. If I was a real estate agent in Florida,I might not be on first page even though I have close to 225,000. That's something. And I need to get DC Real Estate Professionals to join this site. Still surprised of the amount of thousands of real estate professionals who does not want to become a member of this great site.

This year's parade was a major hit in spite of crummy weather!  One thing Canyon Lake is famous for is our perseverence and great can-do attitude...we never let a little imclement weather steal our joy!  As a people who have survived two major 100 year floods of record, we know how blessed we are and everyone comes out to support the community no matter what!

I have been blessed to be the Parade Emcee for the fourth year in a row!

Maybe it is my "made for radio" voice or how cute I look in a Santa hat or just because the community knows they can count on me to represent!  I love being the parade emcee and I love the parade.  I have been in the parade every year since I moved to Canyon Lake, generally on a float representing our real estate company or the Chamber of Commerce or Women In Business and one year as Mrs. Canyon Lake International.  It is fun and my son marched in his first Canyon Lake Texas Annual Christmas Parade!  Usually he was on a float with me in years past, but this year there he was front and center in the Mountain Valley Middle School Mighty Hawk Band...praying that his mother wouldn't say something embarrassing over the PA system!  Wielding a microphone gives you parental powers like you have never known!!!

My mom (fellow REALTOR and business partner) and I have always been involved in the Canyon Lake Texas Annual Christmas Parade.  For the past several years mom has hosted the parade dignitaries breakfast.  She has done her share of participating in the parade on company floats and civic floats as well through the years. The parade is sponsored by the Canyon Lake Noon Lions Club and as always we appreciate the support of Canyon lake React, Comal County Sheriff's Department, Mainstream Media and Moviestreet for their support and help in making the parade a community treasure!

Yep, mine is the one in the tall standing elf hat in the front row with his trombone playing Jingle Bells!  I'm not proud or anything...NOT!  I took a moment to take some photos from the grandstand!  It rained, the temperatures dropped, the winds blew and miraculously five minutes before the parade started...the rain stopped, the wind calmed and the parade went off without a hitch!

We are...Canyon Lake!  We are...Canyon Lake Friendly! 

Merry Christmas and Happy New Year and come on out next December on the Second Saturday and watch the annual Canyon Lake Texas Christmas Parade!
